We have a three -stage program to assist Buyers.
In the first stage many just wish to explore the market by themselves without a Realtor. This exploratory stage is very important because you can get a feeling for the different neighbourhoods and work out where you might wish to live. Some tips here are to walk or bicycle around the area, go into some of the nearby stores, talk to some people in the parks and ask residents how they like living in the location. All neighbourhoods have subtle nuances in social and cultural mix, value systems, age differences and so forth and these differences will be significant for your buying decision. We can assist you with this stage by giving you listing access with addresses sorted by market areas and price. This service is very useful if you do not live on the Island. We can also assist you in this stage by scheduling a neighbourhood tour of about one hour where I will give a running commentary on real estate in the area from my perspective. In the second stage of their program buyers usually wish to start viewing suitable properties and to understand the current contract procedures, financing procedures and inspection procedures that are available to them and the associated costs. We have lots of tips and useful checklists to guide you in this stage and would meet beforehand to discuss them; this client interview would usually take about an hour. The third stage involves actively viewing currently listed properties and making an offer once we are satisfied with a particular choice. One point to make here, I have had clients say to me, " Well we did not call you to show us this house because we didn't wish to waste your time". The fact is that no showings are a waste of time because a Realtor has to have market knowledge which is a constantly changing information map that must be continually renewed. In this third stage we will search for as long as it takes to to find the property that meets your needs. It is immaterial to us whether it takes one day, one year or indeed if you change your mind about buying completely.
